Banyule Estate Subdivision Affair of 1958 Part 4

Article 6 - The Heidelberger 18/7/1962.

BANYULE UNDER WAY AT LAST

Work has commenced on the development of Banyule following the completion of all agreements between Banyule Pty. Ltd. and municipal and State Government authorities.

This was announced last week by Mr. Stanley Korman, chairman of Banyule Pty. Ltd.

Mr Korman said that the board of works would now call tenders for the installation of sewerage mains and areticulation.

The company would call tenders for water mains and reticulation. Tenders for road construction, called by the company, have already closed.

Three months ago Heidelberg Council agreed to allow the project to proceed, after just over four years of negotiation.

Each block in the Banyule subdivision is above the minimum area for normal suburban residential C allotments.

Erection of the first 15 homes is expected to start within the next few weeks, and will be ready for inspection at the same time as completion of services in Stage A. The area known as Stage A will be completed before the company proceeds with Stages B and C, and ultimately Stage D. This last stage consists of the lower-lying area of the estate and will entail some water beautification for the whole estate in the way of swimming pools and perhaps other waterways.

Large area of parkland

Banyule Pty. Ltd. has donated 30 acres to Heidelberg Council for parkland.

When this is bracketed with the present Heidelberg Park to the North-east and also with Warringal Park, a recreation reserve approaching 100 acres will be created and will be available to at least 1200 families in the surrounding area.

Increased rate revenue

On the basis that 3.7 people live in each Australian home, the population of Heidelberg will be increased by approximately 2000 people when the initial 470 homes are completed.

Heidelberg Council will derive additional income exceeding £15,000, and could gain up to £25,000 a year, in rate revenue and service charges, when the estate is completed.

Because Banyule is a full-scale development and not a normal subdivision it is claimed home owners in the area will have every amenity that is available in the better class inner suburbs.

Cost of the development of Banyule has risen steadily since the area was first considered for housing in March, 1958. However, the importance of Banyule as a housing area has also appreciated.

A survey has now been completed of trees on the estate and it has been found that only five trees will have to be removed to make way for roads. These trees will be replaced by some 450 additional trees.
